For our first-time buyers, this is likely your first encounter with “Florida-style” home maintenance. In this market, a little prevention in May saves you a massive headache (and a huge repair bill) in August. Here is your essential checklist to keep your home cool, dry, and storm-ready.


1. The AC “Deep Breath”

Your Air Conditioner isn’t just a luxury in Tampa; it’s a life-support system for your home’s structure.

  • The Condensate Line Flush: This is the #1 cause of water damage in Florida. Algae and mold love our humidity and can clog your AC drain line, leading to an overflow in your attic or closet.

Take five minutes to peek into your attic. Look for any signs of moisture or “dark spots” on the underside of your roof.
