Free Money? Tampa Bay Down Payment Assistance Programs You Need to Know
One of the biggest myths we hear in the Tampa Bay market is: “I need 20% down to buy my first home.” In 2026, that couldn’t be further from the truth. In fact, if you have a stable job and a decent credit score, there are local and state programs designed to practically hand you the keys with very little of your own cash out of pocket.
As we celebrate First-Time Home Buyer Month this May, we’re highlighting the “Big Three” programs that are helping our clients win in Hillsborough, Pinellas, and Pasco counties right now.
1. City of Tampa: “Dare to Own the Dream” (DARE)
If you are looking to buy within the Tampa city limits, this is the “holy grail” of grants. The DARE program is designed to help low-to-moderate income families bridge the gap between their savings and the rising cost of Tampa real estate.
- The Benefit: You can receive up to $50,000 in down payment and closing cost assistance.
- The Catch: This is a 0% interest, deferred loan. If you live in the home as your primary residence for 20 years, the loan is completely forgiven. It’s essentially a gift from the city to help you build long-term roots.
- Who Qualifies? First-time buyers (or those who haven’t owned in 3 years) with a credit score usually around 600+.
2. Florida Housing Finance Corporation (Florida Housing)
The state-level programs are perfect for those buying outside the city limits—like in Brandon, Riverview, or Wesley Chapel. Florida Housing offers several “second mortgage” products that stack on top of your primary loan.
- The Florida Assist: Offers up to $10,000 as a 0% non-amortizing loan. You don’t make payments on it monthly; it’s simply repaid when you sell or refinance.
- The HFA Preferred Plus: This is a smaller but powerful grant (usually 3–5% of your loan amount) that can be used for closing costs and is often forgiven after just 5 years.
3. The 2026 “Hometown Heroes” Update
You’ve likely heard of the Hometown Heroes program, which helps full-time Florida workers (teachers, nurses, first responders, and more) with up to $35,000 in assistance.
- The Status: While the 2025-2026 funds were fully committed earlier this year due to record demand, the Florida Legislature is currently finalizing the budget for the 2026-2027 fiscal year.
- The Strategy: New funding is expected to drop in July 2026. If you want a piece of that pie, you need to be under contract and through the “prep phase” now. May is the time to get your 8-hour homebuyer education course finished so you are first in line when the doors open.
How to “Grant-Proof” Your Offer
Using these programs requires a specific set of steps. You can’t just pick a house and then ask for the money.
- Use a Participating Lender: Not all banks can process these grants. We can connect you with our local partners who specialize in DARE and Florida Housing products.
- Complete the Course: You must take an 8-hour HUD-approved homebuyer education class.
- Mind the Income Limits: These programs are for “workforce housing,” meaning there are caps on how much your household can earn (usually up to 140% of the Area Median Income).
